<h2>Introduction</h2>Land in Metaverse Had a High Speculative Valuation: In early 2021 and 2022, metaverse real estate gained significant attention as the next big investment opportunity. Companies felt being close to others in the Metaverse would be equally as valuable as actually being in close proximity to them in the real world, resulting in land in Decentraland and Sandbox selling for upwards of hundreds of thousands of dollars. However, crypto investors began treating it similarly to an average stock trade. Reality Hit: Property values plummeted as people realised that the risky speculation was unwarranted and that the promised crowds weren't coming to the empty land. Furthermore, as the metaverse proved unable to deliver on its promise of connecting people, the critics of metaverse plods considered it a doomsaying project with fatal design flaws while an additional cryptocurrency bubble burst. Speculation Died; Real Use Began: While the speculators chased their unicorns, the more practical applications began to surface. The actual use of the metaverse land started to be realized when both brands and businesses began using it in conjunction with their branding and/or services because the metaverse offered something they couldn't provide by either their physical locations or their websites. <h2>When Speculation Was the Only Story</h2>Initially, utility was created through supply. By breaking these fixed digital pieces (land) up into defined locations, the market was allowed to determine their value. The best properties closest to major recreational centers sell for the highest price. This pattern followed real-life properties. However, virtual reality (VR) worlds are not really cities, as the people who use them cannot commute, but instead teleport between them. Therefore, using the idea of "Neighbors" to indicate value in specific areas of VR has no merit. The thinking that the most valuable digital land resides in defined locations, such as those near Major Recreational Areas, is not logical from the start. Many of the headlines and hype surrounding VR property were the result of headlines generated from large purchases made by corporations. When Corporations began purchasing land in the metaverse using 6- and 7-figure purchases, many in the press declared that the Metaverse had arrived. However, these corporate purchasers received nothing more in return than the prestige associated with such purchases and speculation about how many more purchases would occur. The majority of those speculative purchases never occurred, and the average number of "Active" users of the top VR platforms was in the thousands rather than millions. The digital land "Gold Rush" was based on speculation but that speculation never became a reality. The value of digital metaverse property decreased substantially during the course of 2022, much like the overall crypto market. Today, digital metaverse land is selling for a fraction of what it originally sold for. <h2>What Utility Really Means</h2>The speculators left; thus, the beginning of use case development began. Therefore, Metaverse land became something to actually do and not just buy/sell. It was no longer about the investment or return, but what is possible with virtual space. To illustrate how far the Metaverse has come with Samsung 837X, which was launched January 2022 on the Metaverse platform called Decentraland (<a href="https://gadgetkade.ir/trade/mana_usdt" rel="noopener noreferrer" target="_blank">MANA/USDT</a>), as a virtual twin of its NYC flagship location; in the first two days of 837X's opening, there were 52,000 guest visits; and nearly 120,000 visitors in the first month. 837X has showcased such things as product launches, interactive quests, musical events, sustainability-focused opportunities, hosted mixed reality dance parties streamed live from the offline venue, and also provided guests with NFT badges, and the opportunity to see products in digital format. This was not your typical marketing for land; it was a marketing activation. The metaverse allowed Samsung to connect with consumers that it was unable to reach through conventional marketing strategies and offline retail. Through the metaverse, Samsung was able to offer experiences that were not possible in an offline environment, such as using teleportation to attend themed events in the digital realm and using digital wearables and serving customers who attended offline events while simultaneously attending their event online. Other use of this technology is being exhibited in the Metaverse Fashion Show hosted by Decentraland, where there were over 300,000 participants attending a virtual exhibition featuring more than 60 different brands, as well as an online engagement platform created by the French military in Decentraland, which attracted 45,000 users. Many companies have begun to use metaverse platforms as a means for training and collaborating with staff within their organizations. The commonality among these applications is that each one is leveraging the unique quality of the metaverse, which offers immersive experiences, rather than attempting to replicate the economic value of physical property. <h2>The Real-World Applications Taking Root</h2> Virtual retail experiences are no longer limited to "3D" stores. Virtual meeting environments provide a higher level of interactivity than traditional video conferencing environments, and virtual training environments have a more engaging experience than a standard classroom because they do not require physical space. Instead of treating these environments as infrastructure for specific use cases, you can treat virtual land in the metaverse as a commodity available for purchase. It’s becoming less of an “investment in the digital real estate” and more of an “event hosting capacity.” <h2>What’s Currently Working</h2> The Samsung 837X is proof that businesses are successfully engaging consumers through exciting, memorable experiences. The immense brand awareness and social engagement achieved through this project proved to corporations how to create effective experiences for consumers. Small businesses and startups are utilizing inexpensive entry points to create their own experiences as well. The latest trend among indie musicians is to host virtual galleries showcasing artist-created 3D artwork. Specialty interest groups are creating themed locations for their musical events, presentations, and other collaborative activities. The concept of "democracy" in this instance refers to providing access to technology to help users create experiences with minimal funding or technology expertise, rather than simply giving access to valuable land. Educational institutions currently are testing out virtual classrooms that provide students with immersive learning experiences beyond the traditional lecture format, and medical education utilizes virtual reality environments for hands-on simulation of medical procedures. Corporations are moving away from a focus on boring PowerPoint presentations, and are now providing employees with experience-based training simulations. The apps developed are designed to meet real-world challenges, and provide value to users. <h2>The Uncomfortable Reality</h2> The lifestyle that metaverse products will be used in for native web2 is unrealistic at this time, as there are no established processes, legal frameworks and the like to provide metaverse experiences for the typical consumer. Currently, the metaverse is very limited in terms of user adoption and engagement, with 8,000 users being the most concurrent user count in the current top metaverse option (Decentraland). In addition, metaverse products currently require the user to download software, set up and manage multiple crypto wallets and deal with interface issues making them very difficult for many potential users. Currently, even the most heavily marketed products have limited success (Samsung’s 837X has only been able to garner a few hundred thousand users since its launch). What are the main advantages of using virtual real estate within the metaverse? Unlike traditional web-based eCommerce websites, where a customer may view a product through an image and some text, customers can actually “experience” virtual properties before making a purchase in the metaverse, making them feel like they are actually visiting or seeing the property. In addition, like other forms of video conferencing, AR allows employees to connect and work together in virtual environments without the use of a physical office. Although metaverse platforms provide a unique utility, their primary function lies in business use cases, such as interactive training and AR presentations, while competing technology has a much broader range of capabilities. While there is some disagreement about the use of virtual land as a speculative investment or as a method of acquisition of utility, functionality and utility exist today, if people can adjust to the constraints placed on them by current technologies. <h2>Where This Might Go</h2> As virtual collaboration spaces and innovation labs become more popular, we will continue to see more collaboration between different sectors of the industry, as professionals from many different countries will be able to work together on the design and engineering of products in real time while viewing the same 3D models. Critics argue that the lack of genuine interpersonal interaction is a flaw of this arena. Companies are currently creating platforms that enable businesses to collaborate even though they are located in different regions of the world using the metaverse; however, their value for businesses is much lower than initially thought. Virtual real estate will not be a viable investment option for speculators since it doesn't offer the same potential for return on investment like traditional real estate does, nor will the virtual environments created based on supply and demand result in neighbourhoods that will attract the general public, many of whom do not have the same understanding of these types of environments as the early adopters do. Therefore, instead of viewing the metaverse as an opportunity to create new types of venues for the general public to use, companies should view these venues as tools to be used for creating specific, measurable, and rewarding experiences. Metaverse technology will find its proper place in our society as an effective tool for solving real-world problems or adding real-world value, but should not be used just as a replacement for existing Internet-based platforms. In conclusion, while there are many potential uses for the metaverse in the future, it will ultimately serve as a tool used by select companies, rather than a means by which to connect with the entire population.
