In the United States of America, obtaining a traditional bank business loan could take between two weeks and three months in 2026 and includes a long process of: credit scoring; collateral appraisal; underwriting committee reviews; and legal documentation. The system was set up to operate on the assumption that trust required intermediaries to engage in all transactions and that information would move slowly through those intermediaries. DeFi (decentralized finance) lending protocols have caused an explosion in the number-of-type of lending and the speed at which those loans can be completed because of their ability to lend against tokenized real-world assets and bypass many of the traditional requirements banks had previously followed regarding due diligence. The amount of DeFi lending that took place in the previous year (2025) increased by 72% year-over-year and the total amount of DeFi lending (in US dollars) increased from $53 billion to over $127 billion.<a href="https://www.avemarialaw.edu/clarity-act/" rel="noopener noreferrer" target="_blank"> </a>Ave Maria School of Law The majority of that growth was generated as a result of integrating tokenized RWAs into the DeFi ecosystem. Moving from crypto-only collateralized loans to real-world asset-backed loans represents not only a better method of managing risk but also a new structure replacing all of the functions that banks have enjoyed a monopoly over for decades.<h2>How Traditional Bank Lending Actually Works</h2>When a company goes to a bank for funding (like a $500k loan), the bank evaluates the company, looking at things like their credit, collateral, and the likelihood of receiving payments based on their risk. If an applicant applies for a loan by giving the bank real property as collateral, a real estate appraiser needs to visit the property to determine value. If the applicant has working capital, an auditor will analyze their company's books before the bank is willing to approve or have an appraiser visit a property. The bank will have a legal document detailing the collateral claim. Once approved, the bank will be able to release funds to the borrower between two to four weeks later. The monthly payments the borrower makes create the cost of borrowing which pays for the bank and its entire team to support each loan as well as to help mitigate the bank's risk. In developing and emerging economies, as well as for companies that do not have a traditional credit history, the bank may decide against lending and the capital will not be available to that business.<h2>How RWA-Backed DeFi Lending Works Instead</h2>When it comes to borrowing against a tokenized asset, the process is not only quicker than traditional forms of lending, but it is also safer since it can be done without intermediaries (e.g., banks or credit unions). For example, when a borrower tokens a real asset such as a "portfolio of invoices" and provides all necessary legal documentation for tokenizing that asset, they will then provide the token to a decentralized finance (DeFi) protocol to act as collateral for a loan. Currently, there are many platforms available for providing loans based upon the tokenized version of an asset. Once the collateral has been deposited into the vault of an approved DeFi lending protocol, the DeFi platform will utilize<a href="https://blog.chain.link/chainlink-in-2025/" rel="noopener noreferrer" target="_blank"> </a><a href="https://blog.chain.link/chainlink-in-2025/" rel="noopener noreferrer" target="_blank">Chainlink's oracles to validate the value of the collateral</a> using real-time net asset value (NAV) for each individual tokenize, allowing the DeFi platform to compute the loan-to-value ratio (LTV) for the borrower. After the LTV is calculated, the borrower is immediately notified of the borrowing limit and the borrowed stablecoin is transferred directly to the borrower's wallet. All of this occurs within a matter of minutes without the involvement of a loan officer, appraiser, or any type of waiting period. Accrued interest is calculated in real-time, and if any collateral falls below its required LTV, the smart contract will automatically liquidate the necessary portion of collateral to restore the position — more quickly and more efficiently than any bank's loan workout team.<h2>Aave Horizon: Where Institutional RWA Lending Runs Live</h2>This model has already been demonstrated at the institutional level through the launch of<a href="https://aave.com/blog/horizon-launch" rel="noopener noreferrer" target="_blank"> </a><a href="https://aave.com/blog/horizon-launch" rel="noopener noreferrer" target="_blank">Aave Horizon</a>. Built on Ethereum, Aave allows for tokenized RWAs to be used as collateral directly, including Circle's USYC, Superstate's USTB, and Centrifuge's JTRSY and JAAA (at launch). Qualified institutions supply the RWA collateral while the stablecoin lenders supply the USDC, GHO, and RLUSD into the pools. The<a href="https://www.theblock.co/post/368440/aave-labs-horizon-stablecoin-borrowing-tokenized-rwas" rel="noopener noreferrer" target="_blank"> </a>Chainlink NAVLink oracle system serves to provide live, real-time confirmation as to the real-time net asset value (NAV) of each collateralised RWA. The result is a market structure that simply didn't exist two years ago. For example, an institution may hold $10 million in tokenized US Treasuries and use that as collateral to borrow $7 million in USDC from Aave without ever selling the Treasuries. The Treasuries will continue to generate yield for the institution, while the USDC can then be used to invest elsewhere. This function is accomplished via smart contracts that execute and settle in minutes and are publicly verifiable in real-time; a bank would charge between 150-250 basis points for the same service, and regularly take a week to complete the transaction.<h2>Centrifuge, Maple, and the Private Credit Layer</h2><h3>The Lending Ecosystem</h3>There is a lower-level of the institutional treasury market — the lending ecosystem. Just like how the institutional treasury market functions for less-risky high-yielding securities; the lending ecosystem functions for more-risky high-yielding loans. The lending ecosystem allows businesses with strong credit credentials in emerging markets who cannot obtain affordable traditional bank loans to borrow from the lending ecosystem using the asset-backed security and invoice/receivable based<a href="https://centrifuge.io/blog/centrifuge-aave-horizon" rel="noopener noreferrer" target="_blank"> </a>Centrifuge pools and the DeFi marketplace for liquidity.Maple Finance uses a similar lending model for institutional borrowers — fund managers, market makers and fintech lenders use the Maple Finance model to loan out their stablecoins secured by their underlying tokenized credit positions after such institutions are approved through the lending process (Pool Delegates). Goldfinch targets the lowest level of the lending ecosystem — businesses in developing markets utilize the Goldfinch lending ecosystem to access capital using their tokenized assets as collateral where there is no other means of affordable credit by way of traditional banking channels.<h2>The Part Banks Haven't Answered</h2>Traditional banks charge fees to provide intermediation services. Lending protocols using Real World Assets (RWA) have protocol fees that are smaller than those of banks due to smart contracts not having salaries, office space, and regulatory monitoring staff like every branch of a bank does. The risk profile between lending through RWA protocols and a traditional bank is not the same. Lending through an RWA protocol has risks that are different from those of a traditional bank due to smart contract vulnerabilities, manipulation of the oracle, and the legal risks associated with using SPVs, which replaces the judgment of the bank's credit officer and regulatory deposit insurance. While these risks all exist, they are capable of being quantified, audited, and managed much better during the time that protocols have been providing capital. The<a href="https://cointelegraph.com/news/defi-lending-rises-72-institutional-rwa-collateral-adoption" rel="noopener noreferrer" target="_blank"> </a>DeFi TVL of $127B did not exist because traditional banks have failed; it exists because DeFi provides capital faster, more cheaply, and without the geographic limitations that have historically defined who can obtain credit capital.

RWA-backed DeFi lending lets businesses borrow using tokenized assets instantly, bypassing banks, reducing costs, and expanding access while maintaining collateral yield and real-time verification.
